Independent Contractor: Residential Renovation & Accessibility (1099)
Seeking Expertise in Bathrooms · Kitchens · Home Accessibility
Havenside Construction Group | Construction Operations
Location: Pittsburgh, PA
Engagement: Seeking multiple project-based independent contractors (1099), not an employee (W-9) position
Compensation: Negotiated per project scope
About the Opportunity
Havenside Construction Group is looking for established, independent construction contractors to take on residential renovation and accessibility projects in the Pittsburgh area. You’ll deliver well-defined scopes: bathrooms, kitchens, flooring, exterior stairs, pathways, and accessibility installations that help homeowners move safely in and around their homes.
You run your own business and your own work. You decide the means, methods, sequencing, and staffing for each project. Our Installation Manager is your contact for scope clarifications, change approvals, client escalations, and acceptance of completed work. The Installation Manager does not supervise or direct your day-to-day work.
Why Contractors Partner With Havenside
- Run your business your way. You choose your methods, crew, and sequencing. We define what needs to be done and by when, not how you do it.
- Work that’s in demand here. Pittsburgh has one of the oldest populations and oldest housing stocks in the country. Few local homes are built for aging in place, and accessibility work is one of the fastest-growing parts of remodeling.
- Projects come to you. We bring the client projects, so you can spend your time building instead of chasing leads.
- Clear scopes, no guesswork. Every project starts with a written scope, budget, milestones, and acceptance criteria. You know what “done” looks like before you begin, and changes are documented and approved before work proceeds.
- Prompt, predictable payment. Get paid weekly.
How Projects Work
Every accepted project comes with a written scope that spells out the required work, materials, milestones, budget, documentation, and acceptance criteria. You complete the work safely, on schedule, within budget, to code, and to Havenside’s documented quality standards.
Services You May Provide
Depending on the project scope, services may include:
- Site preparation: Prepare sites and load, stage, and organize the materials, tools, and equipment your work requires.
- Plans and scope: Interpret plans, drawings, scopes of work, and agreed clarifications. Document any changes before proceeding.
- Renovation work: Bathrooms, kitchen doors, cabinets, flooring, drywall, painting, exterior stairs, and pathways.
- Concrete: Mix, pour, and level concrete to project specifications.
- Accessibility installations: Install equipment that supports entry and exit, stair use, and movement along pathways, following applicable requirements and manufacturer specifications.
- Electrical and plumbing: Basic work only, within your qualifications, licensing, and permit requirements. Bring in qualified trades when needed.
- Heavy equipment: Arrange or assist with transport and operation of heavy machinery within scope, using qualified operators.
- Code compliance: Meet applicable building code, permit, and inspection requirements.
- Site management: Keep the worksite safe, orderly, and clean, and complete final cleanup for your scope.
- Client communication: Answer clients’ construction questions and resolve routine concerns within scope. Document and escalate anything that needs company approval or a scope change.
- Documentation: Upload project paperwork and progress and completion photos at agreed milestones through our designated submission process, protecting client information throughout.
- Crew guidance: Provide construction skills guidance to your own personnel and coordinate with other project participants. Any training for Havenside personnel would be defined as a separate scope.
